Project plumbing in Park City and Summit County
Black Forest Plumbing takes project work in Summit County: custom homes, remodels, and commercial builds. We have plumbed projects up here, and we bid them the same way we bid in the valley. Send the plans and you get a complete number back in 1–3 days.
We are based in Taylorsville, about 40 minutes down Parleys Canyon. On a build, that drive does not matter much, because the work is scheduled by the phase. On a same-day repair it matters a lot. So in Park City we stick to projects, and we tell people that up front.
What is different about plumbing at 7,000 feet
A mountain house is not a valley house with a better view. A few things change the plumbing.
Cold. Winters here are long and hard on pipes. Water lines belong inside the heated part of the house, not in outside walls or unheated crawl spaces. Hose bibs should be frost-proof. The water service has to be buried deep enough that it does not freeze.
Homes that sit empty. Many Park City homes are second homes. A pipe that freezes in an empty house can run for days before anyone sees it. During rough-in, it is worth planning a main shutoff that is easy to reach and plumbing that can be drained down.
Big hot water demand. A ski house full of guests wants six showers at five o’clock. That takes more than one standard water heater. We size hot water for the way the house will really be used, with multiple tankless units or large tanks, and a recirculation line so the far bathrooms are not waiting.
Altitude. Gas water heaters make less heat up here than the number on the box. They have to be sized and set for elevation.
Long runs. Large custom homes have long pipe runs and many bathrooms. Pipe sizing matters more, so the top-floor shower still has pressure when the kitchen is running.
Permits: city or county?
Summit County has two building departments, and which one you deal with depends on the lot.
- Inside Park City limits, including Old Town, Park Meadows, Prospector and Deer Valley: the Park City Building Department.
- Snyderville Basin and unincorporated areas, including Kimball Junction, Jeremy Ranch, Pinebrook, Silver Springs, Silver Creek and Promontory: the Summit County Building Department.
Our plumbing is installed to the code each one has adopted and is ready for inspection at each phase.
